Dear Customer,

We write this letter to update you on the developments since the last few months.

We are deeply grateful for all the support, patience and trust shown by you all towards the company. Despite facing various obstacles due to the circumstances beyond our control, it has always been our endeavor to protect the value and the interests of our customers. These last 2 years have been our toughest as a business, and we had to navigate through one of the most challenging business landscapes with limited resources, some of which caused us to fall behind on specific plans of product delivery. However even during this time our teams have been working against the odds to find resolutions and deliver to customers. Our primary goal has been to expedite our delivery commitments and secure the purchases made with us either on land projects or the building projects and towards that goal we had set out various initiatives. Since August 2020, some of these initiatives have started bearing fruit and this communication is to update you on the same.

It is a well-known fact that even before the pandemic, there was a large-scale depression of the overall real estate business in India which also had a significant impact on our core business of real estate. In order to continue to protect the value and the interests of the customers and work on our responsibilities, in the month of August 2020, we made certain significant changes in the structure of our organization to ensure that we are present in every region to cater to your needs. This is now bearing fruit and we are pleased to inform you that the delivery process has commenced in our Sindhudurg region and the registrations for project Carnival has restarted. Also, we have successfully progressed in other project(s) and have procured the NA approvals for the first phase of our Garv project situated at Kudali. In addition, we have also started registration for our land at project Harvest situated at Vanaste.

Further, in the month of February 2021, our registration teams has commenced work to schedule registrations for over 100 customers, which customers will be contacted in no particular order of preference. Further, our registration team shall be reaching out to over 200 customers to schedule registrations in the month of March, 2021 and a similar schedule to be followed every month thereafter.

Moreover, due to our constant endeavors, we have also received the Occupancy Certificate for various residential and commercial projects which covers approximately 600 units in the last 18 months.

We have also identified potential partners to support us in completing all our delivery commitments for our building projects such as Taloja, Vida Phase II and our Studio and Apartments in the Vida Uptown project, etc., with an intent to hasten the delivery process for over 1500 customers.

Further, considering your suggestions, we have been constantly working to improve our customer communication. However, due to the repercussions of the pandemic on the entire industry, unfortunately, we had to downsize our operations significantly. Nevertheless, we are focusing the available resources in improving our customer communication and delivery of plots/apartments to our customers. We implore you to be patient and assure you that we are endeavoring to provide effective solutions to strengthen the customer communication. As a preliminary measure, we shall be setting up a customer communication service number which make our customer communications teams more accessible to customers. In the meantime, we shall keep you updated with our progress across various locations and projects through our website http://expat-properties.com/.

A key aspect in ensuring delivery, is the preservation of organizational bandwidth and so we are doing all that we can to cooperate in the audit with the authorities and yet with the constraint of time, work towards improving our delivery to “all” of our customers successfully.

Our team will be calling you to finalize the allocation of your unit following which the registration will be opened up for the same. RERA submission for this phase and the timelines of its completion will be updated  before the registration of the unit.

We write to you in light of recent events regarding Expat Projects and Development.  The matter is currently sub judice and hence we cannot comment more on it but we assure all our customers that no criminal offence of any nature has been committed by us and we are doing everything in our power to render full cooperation and support to the economic offence wing, by providing all necessary information, details and documents as requested for them to effectively conclude their investigation.

Even on the land business, post the lockdown, our ground teams are coordinating closely with local registration offices to commence registration of some key parcels in the Mangaon and Sindhudurg belt.

Dear Friends,

Greetings from Expat Properties.

We hope that you and your family are safe and well.

While the pandemic and the related lockdowns across different states made it difficult for our teams and offices to function out of their respective locations, our teams have been trying their best to stay connected with clients, however because of many of them working with limited resources  and out of their homes, we understand that many of our clients have been unreached and awaiting an update.

While we still struggle to get our teams at their physical workstation we are happy to “Restart” our online presence through this website, thereby enabling us to communicate to clients on “Project Updates” , “Announcements ” and encourage “Queries” to come to us so that we can Understand, Resolve and Deliver to our clients.

This website is still “Under Construction ” and the is our “First Version”, we will be completing over the next few weeks all phase of backend development so that all features are operational.

As we upload and restart this website , we are happy to announce that  our first teams of construction workers, who had earlier gone back to their hometowns have arrived in Goa, and the site development for the “Row Houses” of the “Vida Uptown” project is fully underway.  Our service team in Goa have moved from our previous office location at Pato Plaza and  is now operational at the site office of Vida uptown and we have begun to schedule registrations for the row house customers.

Also we are happy to announce that the “Occupation Certificate ” for the retail and office spaces of phase 1 has  been received and we are in the process of “handing over ” these units in the next 30-60 days.

Over the next 60-90 days our construction and service teams will be working at  “handing over ” our Vida A (phase 1) on Kadamba plateau  and our “WIsdom Tree” project in Hennur , Bangalore, and will be coordinating with clients to that effect.

On our land projects , we are restarting the registration of our project “Zenith” which is towards the North Bangalore border. 

We are also still awaiting clearances from the registrar offices in the Mangaon and Sindhudurg belt,  once we have the necessary SOP’s received from these government offices and our own ground teams are fully functional, we will restart the registration of selected projects in this belt.

At this point we want to thank you for your patience and trust in us. The last year and more specifically the last 6 months have been extremely trying for us as an organization and as we try to navigate during one of the most difficult  business terrains we are trying  to put in place solutions which are slowly taking shape, this is to enable us so that we deliver to our clients their projects and resolve issues in a manner that our customers receive the fruit of their patience.

While we try to get our offline teams in place , we will through the interface of our website keep our clients abreast with our way forward and resolution plan for each of our projects.
